Annual Assessment (Dues)

The annual assessment (dues) for the Shawnee Bend 3 Homeowners Association is established by vote of members attending the annual meeting.  Assessments are due on January 1 of each year.  After a 30 day grace period (from January 1), a late fee of $10.00 can be assessed for nonpayment.  In extreme cases, the association can place a lien against the delinquent member's property.  The member is responsible for all collection costs.
 
Assessments are based on properties owned.  We use Camden County Tax IDs to determine that.  Currently,
  • Developed properties are assessed $35.00 per year
  • Undeveloped properties are assessed $15.00 per year
 
Paying your Annual assessment (Dues)
 
You can pay your annual assessment online by credit card  from our website, or you can create and print an invoice and mail it with your check to the address on the invoice.

Paying electronically on our website automates more than 75% of the tasks our treasurer does to process your payment, and shortens the time it takes to get your payment recorded.  We encourage you to pay your annual assessment electronically, though we will still accept your check.  
 
Here is how to pay your annual assessment.
  • go to our website www.sb3hoa.org and log in
    • if you do not remember your password or have never logged in, go to First Login
    • follow the instructions there
  • On the home page, scroll down towards the bottom until you seen the Annual Assessment tab
    • if you are not logged in you will see "Login in to view this area". 
    • If you are logged in, it will show 
      • Your current balance shows the amount you owe to pay your assessment through the renewal date.
        • The balance  show $0.00 if you have not started the renewal process for the year in the renewal date.
        • If you saved a renewal invoice, you will see a balance due and a link to pay that amount. 
        • If you owe a back balance from previous years (rare), you will see the total back balance.
      • Your renewal date
        • Pay attention to the year in the renewal date.
          • If the renewal date is 01/01/2026, it means you have not yet paid for 2026.  
          • If the year on the renewal date shows 2027 or beyond, it means your assessment for 2026 has been paid.
        • This is important.  Clicking on the renew yhour membership will allow you to renew for an additional year if the year on the renewal date is 2027 or beyond.
      • A link to renew your membership
        • Click on the renew link to start the renewal process
          • You will see information from your profile along with the amount owed for the year you are renewing for
          • Click on save at the bottom of the screen
          • It will show you a summary of the amount due and a link to view payment instructions.
          • Click on view payment instructions.  You will see
            • A copy of your invoice
            • A link to print your invoice
            • A link to pay the invoice online
          • Online payment allows you to pay by credit card.  It is recorded immediately and saves labor for manual processing by our treasurer.
